Green Star and XA & Design Building Performance Modelling
The Western Cape Government (WCG) Department of Transport and Public Works (DTPW) is to develop proposed new office infrastructure on Erf 177888 (previously called Cape Farm 759), Plantation Road, Ottery. The intention is to provide a centrally located Education District Office (EDO) for the Department of Education for the Metro South Education District, henceforth referred to as the new EDO-South development. The office development will accommodate approximately 188 personnel and comprise of a multi-storey (ground and first-fifth floors) and ground floor parking. Ecolution was responsible for the Green Star certification of the building design, as well as the building performance modelling for SANS 10400-XA (office rational design) compliance, as well as facade optimisation for increased energy efficiency and thermal comfort.

Sustainable Features
- The lighting design has been specified to use less energy by utilising LED fixtures
- Efficient cooling equipment and occupancy sensors to reduce consumption
- The roof has been future-proofed for a PV system to be installed in the near future
- Hot water is generated by an efficient heat pump
- All internal finishes (paints, adhesives, sealants and carpets) have been specified to be low VOC options
- Rain water harvesting takes advantage of the high water table of the specific site and, through gravity, is collected in a tank which then pumps it to the systems to use and minimize the potable water consumption
- Water for toilet flushing and irrigation is pumped from the rain water tanks untreated
- Low flow water fixtures for all internal tap fittings
- The landscaping design is significant enough to futureproof for a potential Net Zero Ecology certificate in the future once the building is built
